• Smoking and vaping are not permitted anywhere in the house or the garden.

    • Parties and events are not permitted.

    • No candles, tea lights, incense sticks, or any other devices involving a flame or combustion are permitted anywhere in the house or garden.

    • Please leave the house clean and tidy, as you found it.

  • There is space for one car on the driveway. Please park on the gravel close to the side of the house, leaving space for the neighbours at Sonas to access their driveway

    The windows have a safety locking system to held them open in set positions. To change the position or close the window, press the metal button on the left side of the frame to release the catch.

    When you leave, please remember to replace the keys in the key safe and scramble the numbers.

    • Use the bathroom extractor fan when showering to clear the humidity – the switch is located on the wall outside the bathroom.

    • Use only Ecover or other environmentally-friendly cleaners in the toilet. Do not flush any solid products down the toilet, e.g. nappyliners, wet wipes, sanitary towels, tampons, medicines etc. Bag and dispose of these in the black bin outside.

    • The switch for the heated towel rail is located on the wall outside the bathroom. The rail does get quite hot so please make sure small children do not touch it.

    • Our shed is equipped with mains power sockets for charging ebikes, bike stands, and basic tools (track pump, puncture repair kit, tyre levers, hex keys, adjustable wrench, pliers, bike wash detergent & hosepipe (the outside tap is under the kitchen window), chain lubricant.

  • When you leave:     

    • Place used damp towels in the small laundry basket;

    • Put bedding (duvet covers, sheets & pillowcases) from the beds you have usedand place in the large laundry basket. Please leave any beds that have not been slept in as they are;

    • Vacuum/sweep the floors;

    • Wipe down the kitchen work surfaces;

    • Wash, dry and put away all kitchen utensils, crockery and cutlery in the correct places (don’t forget to empty the dishwasher!);

    • Remove any food from the fridge and freezer;

    • Put all your rubbish in the correct bins outside, and take your glass to the recycling point in Kingussie;

    • Leave all the interior doors wide open-this helps air the house;

    • Return the house keys to the key safe and scramble the numbers;

    • Have a safe journey home!

     Please note that you may be charged an additional cleaning fee if you leave the house in an unacceptably dirty condition when you leave.

  • If you have made prior arrangements with us to bring your dog, we ask that you please abide by the following:

    • exercise dogs in the woods opposite the house and not in the garden where children play. Dogs are not permitted in the field as nesting birds and sensitive wildlife have made their homes there. Please, always pick up after your dog.

    • Keep dogs off the furniture, do not allow them in the bedrooms, and never leave them in the house alone.

    • Use your own towel, or the dog towel provided, to dry your dog as much as possible before bringing them into the house after a walk.

    • If your dog needs a wash, take a bucket of warm water outside and/or use the hosepipe. Do not use the shower to wash your dog.

    • Please take your dog bedding home to wash and don’t use the washing machine and tumble dryer at Aonach!

    • An additional cleaning charge may be levied if pets cause a mess.

  • Drainage is to a septic tank system which works by biological action. It is important that only non-biological washing detergents are used in the washing machine and that you do not flush non-biodegradable items down the toilet, e.g. nappyliners, wet wipes, sanitary towels, tampons etc. These should be bagged and disposed of in the black bin outside.

  • Please be environmentally considerate. Electricity is included in the cost of your stay, subject to reasonable use – you may be charged if your usage is excessive. To help minimise electricity consumption, switch off the lights when you leave the house and keep the windows closed when the heating is in use. A dedicated EV charger using the Monta app is provided for charging your car. Connecting your EV to any other electrical outlet at the property is not permitted.

    • The main water supply can be turned off under the kitchen sink using the tap on the blue pipe

    • Smoke alarms are provided for your safety – do not tamper with them. If they sound, evacuate the house and call 999 to request the fire brigade. The postcode is PH21 1NY. A fire extinguisher is located in the living room on the fireplace, and a fire blanket in the kitchen.

    • In the event of a power cut, please do not use candles.

  • There is a 7.5kW wall box on the wall next to the parking space. You will need your own charging cable and to install the Monta app to use the wall box.

  • There is a selection of games and jigsaws in the hall cupboard. Please put them back in the correct boxes once you have finished with them.

  • Living in the Cairngorms National Park, we are very aware of our environmental impact. Please consider your own impact on the environment and use energy efficiently.

    • There are thermostatically-controlled storage heaters in the hallway, living room and kitchen which heat up overnight using off-peak electricity and then release the heat during the following day. During the colder months, they are set to operate on a timer to maintain a comfortable temperature. If you require additional heat, press any key to turn the display on, rotate the main control dial to highlight ‘Boost’, then press the main control dial to select.

    • The bedrooms are heated by electric convector heaters. During the colder months, they are set to operate on a timer to maintain a comfortable temperature. If you require additional heat, press any key to turn the display on, press the arrow keys to highlight ‘Boost’, then press Enter to select

    • Make sure that no heaters are covered as this would pose a fire risk

    • The hot water is heated during the night by an electric immersion heater using off-peak electricity – this should be sufficient for your needs. The water will be hot when you arrive. Should you need additional hot water during the day, use the controls on the kitchen wall to the left of the cooker. Turn on the ‘Water Heater’ switch to the left of the control box and then turn the boost control timer for the required amount of time. The water heater will automatically switch off when the set time has elapsed.

  • Please let us know if you damage or break anything so that we can repair or replace it.

    • Cooker – turn on the power supply on the wall to the right of the cooker. Switch off after use. Please clean after use, and leave the grill and grill pan clean when you leave.

    • Microwave – turn on at the wall

    • Dishwasher - See the detailed instructions in the welcome folder for use of the dishwasher.

  • We recommend you shop locally and support Kingussie and the immediate area which provide a good selection of local services, including:

    • Groceries - There are Co-Op stores on the High Street in Kingussie and in Newtonmore plus an Aldi and Tesco in Aviemore.

    • Artisan cheese, bread and wine – The Cheese Neuk (High Street, Kingussie)

    • Butcher – D Gilmour (King Street, Kingussie)

    • Bird food, firewood, eco-products – Grassroots Garden Shop (High Street, Kingussie)

    • Take Away – Joe’s Chippy on the Corner (High Street, Kingussie).

    • Cafés – The Sugar Bowl (High Street, Kingussie), The Railway Cafe (Kingussie), The Old Post Office (Kincraig), Loch Insh Watersports (Kincraig), the Pine Marten (Glenmore), Nethy House Café (Nethy Bridge).

    •  Pubs and Restaurants – in Kingussie, the Star Hotel and the Duke of Gordon Hotel both serve food. Loch Insh Watersports Centre (Boathouse Restaurant) in Kincraig serves lunches and evening meals. The Old Bridge Inn, the Balavoulin pub, and the Cairngorm Hotel in Aviemore serve bar meals.

    • Cycle hire and service are available in Kingussie at Bothy Bikes (01540 667111). Bike hire is also available in Aviemore at BackCountryScot (01479 811829) and Aviemore Bikes (01479 810478). Tiso Outdoors in Aviemore stock a range of cycling products.

    • Ski hire is available at each of the ski centres and at other providers including the Pine Marten at Glenmore and Loch Insh Watersports.

  • One basket of logs, some firelighters and kindling are provided for you to light your first fire.

    • Please do not collect wood from the forest.

    • The fireguard must always be position in front of the fire when the fire is lit to prevent sparks flying out and causing a fire or damage to the carpets.

    • Do not leave small children unattended in the room when the fire is lit.

    • Please do not burn anything other than the firewood provided in the fire.

    • A carbon monoxide monitor is provided for your safety. If it sounds, open the windows to increase ventilation and leave the room.

    To lay a fire:

    1. Clear any ash from the grate by brushing it down into the collection bucket beneath;

    2. Place one or two firelighters on the grate;

    3. Lay a few pieces of kindling on top of the firelighter;

    4. Place 2 or 3 larger logs on top of the kindling – use thinner logs to start the fire and larger logs once the fire is established;

    5. Light the firelighter and replace the fireguard;

    6. There is a small metal lever at the front of the grate that controls the supply of fresh air to the fire – moving the lever to the right increases airflow and to the left decreases airflow. The fire will light more easily with the lever all the way to the right – make sure you use the metal tool or the poker to adjust the vent as the lever gets very hot.

    Every few days of use, you will need to remove the ashes from the bucket beneath the grate. To do this, wait until the next day after the fire has gone out and the grate has cooled. Carefully lift out the metal bar that sits at the front of the fireplace and then remove the two halves of the grate using the small T-shaped metal tool. Place these to one side on some newspaper. Use the handle in the middle of the ash bucket to pull it gently upwards (can be a bit tricky) and out of the fireplace. Empty the ashes in the metal bin provided outside the house, replace the empty ash can and reassemble the grate.

  • The outside light on the end of the house nearest the road will come on automatically at dusk and go off at dawn. If you want to turn the light off, the switch is inside the wardrobe in the double bedroom.

  • A pulley is located in the utility room. To load, carefully lower the rack using the white cord on the side of the tall cupboard and then hook the loop in the end of the cord to hold the rack in the lower position. Load the clothes on to the wooden slats, taking care to balance the clothes to keep the rack level, and then raise the rack back up to the upper position.

    • Black wheelie bin – non-recyclable landfill waste

    • Blue wheelie bin – unbagged recyclables including clean tins and plastic bottles. NOT GLASS

    • Green wheelie bin – unbagged paper and cardboard

    • Glass – collect your glass for recycling in the blue plastic box next to the bins. The recycling point is in Kingussie. Head into Kingussie on the B970 and before you cross the railway, take the first left behind the white building (Dell House) and you will find the bottle banks in the car park.

    Please could you put the bins out at the bottom of the drive on Tuesday evenings according to the Highland Council schedule.

  • The key for the shed is stored on the hook in the porch. Please do not take it away from the house.
    The shed has mains lighting (the switch is under a waterproof cover to the right of the door) and two power sockets for charging ebikes. There are basic bike maintenance tools in the drawer unit and a hosepipe is available next to the shed for washing bikes- help yourself to bike cleaner and chain lubricant. 

  • The smart TV receives freeview channels and provides access to your streaming services. There is also a DVD player for you to use. DVDs are provided for your enjoyment – please leave them at Aonach as they belong to our children!

    • Do not use for pet bedding or pet towels

    • Before running the dryer, ensure the filter inside the door is clean and the water reservoir is empty. Switch on at the wall and then turn the rotary knob to your desired setting (if you want the clothes to dry completely, choose ‘Extra Dry’). The dryer will stop automatically when the clothes reach the level of dryness you have set.

    • Detailed instructions are included in the welcome folder.

    • Do not use for pet bedding or pet towels

    • The abbreviated instructions for the washing machine are printed on a laminated card in the utility room – please leave the card in situ for other guests. More detailed instructions are included in the welcome folder

    • Use only non-biological washing powder/detergent as the house is on a septic tank drainage system.

  • An outdoor rotary clothes dryer is provided for you to use – please use this in preference to the tumble dryer whenever possible to reduce electricity consumption. Clothes pegs are provided in the utility room. A cover is provided to put over the clothes dryer to keep it clean during your stay. Please put the cover back on the clothes dryer before you leave.

  • WiFi is free during your stay. Please note that due to the rural location of Aonach, the WiFi is slower than you may be used to!
